Robust Inside-the-Loop market for townhomes has expanded to become an Inside-the-Beltway market

  • Inside-the-Loop:  Heights, Montrose, Museum, EDO, Memorial Park
  • Inside-the-Beltway expansion:  Spring Branch, Garden Oaks, Independence Heights

While traditional Inside-the-Loop land prices have significantly increased calling for $500,000 – $1 million townhomes, Inside-the-Beltway still allows for cheaper land acquisition (e.g. $11 sq. / ft.) allowing starter townhomes to be built around $300,000 price point.

Our partner builders acquire larger tracts of land (up to 2 acres) allowing for scaled developments with economies from this scale (10 to 30 units).Strong demand for lower and mid-priced townhomes strong even in the current economic conditions.

Returns from these economies of scale to prospective equity investors should be better than 20% on an annualized basis.
